Estero is dominated by planned communities, and that shapes the work. A large share of our Estero jobs are tile and metal re-roofs inside associations, which means the scope has to satisfy the homeowner, the association's architectural rules, and the inspector.

In a planned community the roof is rarely just a roof. Profile, colour, and sometimes the manufacturer are constrained by the association's architectural standards, and getting that wrong costs a re-submittal or a tear-off. We ask for the architectural guidelines up front and write the estimate against them.
Estero is an incorporated village with its own building department, distinct from unincorporated Lee County. Much of the housing stock went up in a relatively narrow window, which means whole neighbourhoods reach the end of their roof life at roughly the same time — if your neighbours are re-roofing, you are probably close.

Most Estero residential work is concrete or clay tile and standing seam metal, with architectural shingle where the community allows it. Flat lanai and entry sections get torch-applied modified bitumen.
Commercial Estero — the retail, medical, and hospitality build along the Corkscrew and Coconut Point corridors — is largely flat-roof work, where our induction-welded TPO certification applies.
