How we engage depends on whether your project has drawings yet. Either path is fast, transparent, and ends with a written scope — no fluff, no upsell.

Track A — You have plans

Plans in.
Bid & proposal out.

For commercial new construction, send us the plan set and roof specification. We review the drawings, value-engineer the system if requested, and return a written bid and proposal — material, attachment pattern, warranty, and schedule, all on paper.

  1. You submit the architectural drawings and roof spec.
  2. We review the assembly, attachment, slope, and tie-ins.
  3. Manufacturer review for warranty eligibility (if applicable).
  4. Written bid & proposal returned to the GC or owner.
  5. Award, schedule, mobilize.
Track B — No plans, just a building

We come measure.
Free written estimate.

Re-roof, restoration, or repair on an existing commercial building without a current plan set? We drive the site, measure the field, photograph penetrations and tie-ins, and write you a free estimate with the system options and warranties laid out clearly.

  1. You call or submit a site request.
  2. We schedule an on-site walk — usually within the same week.
  3. Field measure, photograph, core-sample if required.
  4. Free written estimate with system options and warranties.
  5. Choose your scope, we mobilize.

We don't sub the work out. Each Blackstone crew is trained on manufacturer assemblies, wind-uplift attachment, fire ratings, and detailed flashings for the systems we install. Commercial projects can use any of the 6.

Concealed-fastener standing seam and architectural metal built for Gulf Coast wind exposure. We engineer the clip spacing, panel gauge, and edge metal to your wind-zone calculations and run a tight crew on install to keep the field clean and the seams uniform.

5V Crimp
Metal Panel.

Exposed-fastener metal with five V-crimps per panel — the classic Florida profile. On commercial work it earns its place on low-rise, agricultural, and light-industrial buildings, and on any project where a metal roof's lifespan is wanted without standing seam's cost. Simpler to install, and still high wind-rated when detailed correctly.

Clay & Concrete
Tile, Installed Right.

Barrel, flat, and S-tile on engineered self-adhered underlayments. Hand-cut hips, ridges, and valleys to the drawings. We don't substitute underlayments to win a bid — the install is built to outlast the tile.

Bitumen, Multi-Ply.

SBS and APP modified bitumen — torch-applied to spec on flat and low-slope sections. The right answer for parapets, terraces, and complex tie-ins where heat-weld reliability matters more than the dollar-per-square headline. Torch certifications kept current across the crew.

Shingle.

Dimensional laminated asphalt shingle — the cost-controlled pitched-roof system for commercial low-rise, multi-family, hospitality cottages, and clubhouse buildings. High-wind nailing patterns, sealed starter and hip-and-ridge, synthetic underlayment, and ice-and-water shield at penetrations.

Single-ply TPO installed with an induction-welded attachment — fewer fasteners, fewer field seams, and significantly better wind-uplift performance than a mechanically attached system. Blackstone is a certified RhinoBond installer working in GAF and IKO membranes — the manufacturer trains the crews and signs off on the warranty.
