01 — The Board Meeting

The hard part isn't the roof.
It's the approval.

A board is being asked to spend a large sum on something none of them can see, usually against a competing bid that is cheaper for reasons nobody has explained. If the two proposals look interchangeable, the cheaper one wins and the association inherits whatever was left out.

So our estimates state what is actually being installed — the membrane or panel, the underlayment, the attachment pattern, the flashing details, and the warranty term and who issues it. When a competing bid is lower, that document is usually enough to show a board exactly where the difference went.

02 — Occupied Buildings

Re-roofing an occupied condo or apartment building is a logistics problem as much as a roofing one. Residents need to park somewhere, walk somewhere, and sleep at some point.

Before we mobilize we scope the parts that affect residents rather than leaving them to be discovered: where the dumpster and material staging go, which access routes and parking are affected and when, how the work phases across buildings or stacks, the dry-in window for each phase, and what the daily start time is. You get that in writing so you can notice residents ahead of it instead of fielding calls after.

03 — Repair, Or Replace

Sometimes the answer
is not a new roof.

If the field has service life left and the failure is local, a repair is the right recommendation and we will make it — even though a replacement is the larger sale. That is a much easier thing to take to a board than a capital assessment, and it buys the association time to fund the replacement properly.

When the roof genuinely is finished, you will have the photographs to prove it. Either way the recommendation is not driven by which one we would rather sell.

Worth checking: on many commercial systems a repair by an uncertified contractor voids the manufacturer's material warranty. If the building's roof is still covered, confirm who is permitted to work on it before anyone goes up.
