A roofing sub can hurt a job in four ways: a bid that moves after award, a prequal package that holds up a contract, a crew that does not show, and a dry-in that slips and puts every trade behind it in the mud. Everything below is aimed at those four.
Send the drawings and the roof spec. We review the assembly, attachment, slope, and tie-ins and return material, attachment pattern, warranty, and schedule in writing. If the spec permits alternates we price them so you can see the trade-off.
Licence, certificate of insurance, W-9, and our written safety program and drug-free workplace policy. Tell us your bonding requirement and we will confirm capacity with our agent rather than guessing at it.
If something in the drawings will cause a problem in the field — a detail that cannot be flashed, a slope that will not drain, a product that will not get approval — you hear it during bidding. Not as a change order in month four.
Crew count, work completed, photographs, and anything that will affect the look-ahead. Your superintendent should not have to climb a ladder to find out where the roof stands.
Blackstone installs 6 roofing systems and nothing else. We do not sub the trade out to a labour broker, which means the crew on your building is the crew we trained and the crew we are accountable for. If something goes wrong there is exactly one company to call, and it is the one that put the roof on.
It also means we will decline work we cannot crew properly rather than take the award and figure it out later. That is worth more to your schedule than a lower number from someone who will.
