01 — The Real Question

How long
have I got?

Almost every owner conversation starts here, and almost every roofing company answers it with whichever number sells the bigger job. It is not a hard question to answer honestly — it just requires actually going up there and looking.

We walk the field, check the deck condition, inspect the details where roofs actually fail — flashings, terminations, penetrations, seams — and core-sample if the existing assembly is unclear. Then you get a written assessment with photographs: what is failing, what is sound, and roughly how much service life is left.

If the answer is that you have years left, we will tell you that. We would rather be the company you call in three years than the one that sold you a roof you did not need.

02 — Three Paths

The field has life left and the problem is at a detail. We repair it, document it, and you defer the capital expense legitimately rather than by ignoring it.

Path B — Replace

Field is finished.
Do it properly.

The underlayment is spent, fasteners have lost their grip across the field, or the deck is compromised. Repairs stop being economical. We quote the replacement with the assembly named, so you can compare bids on substance.

03 — Comparing Bids

Why the cheap bid
is cheap.

Two roofing bids on the same building can differ by a great deal, and the reason is almost never labour. It is what is specified underneath and how it is attached — the parts you will never see and cannot inspect once the roof is on.

The usual places a number gets reduced: a thinner membrane, a cheaper or thinner underlayment, wider fastener or clip spacing, fewer plies on a mod-bit assembly, reused edge metal and flashings, and a manufacturer warranty that is shorter or is not a system warranty at all. Every one of those is invisible at handover and expensive at year seven.

Ask any bidder to state the membrane or panel and gauge, the underlayment, the attachment pattern, and who issues the warranty and for how long. Ours states all four. If a competing bid will not, that is the answer to why it is cheaper.
