01 — Diagnosis

A stain on the ceiling
is evidence, not a location.

Water tracks. It enters at a failed flashing, a lifted seam, a backed-out fastener, or a cracked boot, then runs along a purlin, a truss, or the underside of the deck before it finds somewhere to drop. Repair the spot below the stain and you have sealed a piece of sound roof while the leak keeps running.

So we start above, not below. We walk the field, work outward from the likely entry points — penetrations, terminations, tie-ins, transitions, and anywhere a previous repair has been attempted — and photograph what we find. You get told what failed and why, not just what it cost to cover up.

Very little goes wrong in the middle of a panel or the middle of a membrane. Almost everything goes wrong where the roof meets something else.

03 — Repair or Replace

We will tell you
which one you need.

A repair is the right answer when the field has service life left and the failure is local. It is the wrong answer when the underlayment is spent, the fasteners have lost their grip across the field, or the deck is compromised — because then you are paying for repairs on a roof that needs replacing, and you will pay again next season.

We install six systems and we take repair work, so we have no reason to push you either way. If your roof has years left, we will say so. If it does not, we will show you the photographs that say why and quote the replacement properly.

One thing worth knowing: on many commercial systems, a repair performed by an uncertified contractor can void the manufacturer's material warranty. If your roof is still under warranty, check who is allowed to touch it before you let anyone up there.
