Residential is twenty percent of our book — and it gets the same crews, the same attachment patterns, and the same warranty packages we issue on commercial projects. That's the point: a Blackstone residential roof is a commercial-grade install on a home-scale plan set.

Track A — New Build

Send the
plan set.

For new home construction, send the architectural drawings and roof spec — yours, your architect's, or your builder's. We bid from the plans and return a written proposal with material, attachment, and warranty.

  1. You (or your architect/builder) submit the plans.
  2. We review the assembly, slope, and tie-ins.
  3. Written bid and proposal returned.
  4. Award, schedule, mobilize.
Track B — Re-Roof

We come measure.

Need a new roof on your existing home and don't have current plans? We schedule an on-site walk, measure the field, inspect the deck condition, and return a free written estimate with the system options that fit your home.

  1. You call or submit a site request.
  2. On-site walk scheduled, usually within the week.

Residential customers choose from architectural standing seam, clay or concrete tile, torch-applied flat sections, 5V crimp metal, and architectural shingle. TPO is a commercial-only system at Blackstone — we don't install it on homes, and we'll tell you why if you ask.

Bitumen Flats.

For homes with flat or low-slope sections — terraces, lanais, garage roofs, or zero-pitch additions — torch-applied modified bitumen is the right answer. Multi-ply SBS or APP cap-sheet assemblies that resist standing water and tie cleanly into your tile or metal field.

Architectural
Shingle Roofing.

Dimensional, laminated asphalt shingles — the system most Southwest Florida buyers know, and the right answer for plenty of homes. 30-to-50 year manufacturer warranties, multiple profiles and colors, and a code-compliant install with starter strips, hip-and-ridge caps, ice-and-water shield at penetrations, and synthetic underlayment.

— A note on TPO

We don't install TPO on residential.
Here's why.

TPO is a fantastic commercial single-ply roof — and Blackstone is a certified induction-welded installer for it on commercial projects. But it isn't the right answer for a high-end residential roofline. For homes, we recommend metal, tile, or torch-applied flats — systems with the look, lifespan, and resale value that Southwest Florida buyers expect. If you've been pitched residential TPO, ask us why we'd talk you out of it.
